The Process
Our Design-Build Process
As one of Southern Maine’s most trusted and respected commercial builders, we begin all our projects with precise and meticulous planning, which includes our Design-Build Process. This process creates the framework around our Project Approach and enables us to develop a plan to manage project costs, schedule, and quality as we create your custom building design. Along with our in-house design capabilities and dedicated erection and enclosure crew, our approach to steel and metal building construction can streamline your project and simplify the entire process. This approach can be summarized through three broad phases: Design & Pricing, Construction, and Post Construction follow up. Our goal is to deliver a successful project tailored to your specific business that is completed on time and within your budget.
This phase begins with a meeting where we define our client’s objectives and priorities. With that knowledge firmly at hand, we can then brainstorm design ideas and discuss architectural details. Equipped with a deep understanding of our client’s goals, we create a tailor-made design for their project. The design is reviewed and price options are discussed. We engage in a constructibility review where we balance cost, aesthetics, and function. Once we have incorporated client feedback, we provide a final design with a final price and project schedule.

Once the construction phase begins, clients can expect daily oversight and regular communication. PATCO’s Steel Crew self-performs all steel building erection and enclosures, which helps streamline projects and simplify the overall steel and metal building construction. To ensure the project is staying on budget and on time, we perform regular quality control checks and provide weekly updates for clients.

The PATCO team is committed to ensuring that our clients are satisfied with the final product and supported as they occupy the building. We identify punch list items with the client once they are in the space and we complete each task. We also stay in touch with our clients and perform periodic walkthroughs to confirm the building and its systems are performing as expected.

Benefits of Patco’s Design-Build Process
Our success in completing projects within budget and on time is based upon both our experience and the utilization of the Patco Design-Build Process.
The Design-Build process creates the framework around our Project Approach. Patco’s version of the Design-Build concept is different, because we perform much of the design in-house and we have our own erection and enclosure crews. These differences help us control cost, schedule and quality.

Why Choose Patco?
Patco’s design-build approach has numerous advantages over the traditional lump sum bid. See how we compare below:
TRADITIONAL BID | PATCO DESIGN-BUILD |
---|---|
Multiple points of contact between the general contractor, architect, owners & others | Single point of contact for all project needs |
Owner assumes design risk | Patco assumes design risk |
Design must be complete to avoid change orders | In-house design simplifies process & quality of drawings |
Builder not involved until design is completed & bid out | Decisions made with builder input |
Cost not known until design is completed & bid out | Project cost is known earlier |
Less control through a subcontractor | Self-perform steel erection controls quality & schedule |
Schedule risk if bids come in over budget (redesign & repricing) | Faster delivery process |
Long-term relationship is more difficult | Ensures client satisfaction |
